Eyime is priced per month per property. You can suspend your subscription when your property is vacant and turn it back on when you have a tenant. Your account will remain set up for when you need it again.

MESSAGING
The message system is at the core of Eyime. For the duration of your subscription, all messages are stored in a sortable manner for the property. Individual message groups are then created by the manager for each property. They consist of permanent members such as tenants and owners (owners can only view) and temporary members such as service providers and their technicians during a repair – so all participants can communicate.
MAINTENANCE AND REPAIRS
This function allows tenants to report an item that needs to be attended to, assign a service provider to attend to it, allow communication between all parties during the repair, assess the final outcome and record and pay the bill for the repair. A record of the repair, the bill, the service provider and technicians who handled the repair is kept too.
RATINGS
Messages are time-stamped and each person has an average-time-to-reply rating. Tenants have an additional rating based on the difference between the incoming and outgoing inspections. Managers can also see operator averages, how many inspections and how many items are past their due date on the system.
INVOICING
Invoices and statements are sent to tenants on the message system and logged in a library. Invoices can either be imported from other systems or created on the built-in accounting system.
ACCOUNTING
Cash accounting and record keeping is made easy with Eyime. Records for individual properties are kept and you can see your consolidated portfolio of properties at a glance.
TASKS
An integrated task list with automated reminders of when a lease ends can be created. You can set a task to remind yourself or another operator to complete an item.
DASHBOARDS
Managers have a dashboard so they can see at glance what the status of each property and each operator is. Managers and operators have a daily dash with a summary and those properties that need attention indicated first, by default. But information such as new messages, to-do items and appointments, data entry sheets that need completion – can also be sorted to suit you.
INSPECTIONS
Managers and operators can conduct incoming, outgoing and interim inspections using Eyime. A template is tailored to each property by the manager and the inspection is conducted with the tenant either in person or remotely. The tenant signs off the inspection and a record is kept. When the exit inspection is conducted, a record and rating of the change in condition is captured. The number of inspections per 28 day cycle varies between subscription packages.
CUSTOM TEMPLATES
Templates are built using features and details. Features are used for rooms and items such keys. Details and the allocation of items within a feature such as walls, doors or individual keys and remotes. With the system you create a custom template for each property to be used in the inspections and current condition of each individual property. You build it once and use it again or modify it as needed.
DOCUMENT LIBRARY
This is a system to keep all documents for each property. Tenants, manager/operators and service providers can upload documents. Managers/operators classify these documents so they are sortable. Tenants are assigned viewing rights of documents such as rental statements, invoices, lease agreements, renewals, conduct rules and manuals for items such as stove, aircon units and so on. Owners have viewing rights to the whole library.
MANAGER PRINCIPAL
The manager principal subscribes to the system and has full functionality. They can either manage the system or appoint operators to do so, selecting which properties to include in their portfolios. The manager principal also has a dashboard to see and manage what each operator is busy with.
PORTFOLIO MANAGEMENT
For managers who have multiple properties and operators, this feature helps assign each operator a portfolio of properties for which the are responsible for. Each operator also has a specific set of rights. So, office staff can have one set of rights and the agents another for the same property. Properties can be in multiple portfolios in every subscription except the Mini one.

OPERATORS
The number of operators that need to be created per subscription. The more subscriptions you have, the more total operators allowed.
OWNERS
The number of owners the property has differs from subscription to subscription.
INSPECTIONS
The number of inspections required in each 28 day cycle. This is a custom field available with custom subscriptions.
TENANTS
The number of tenants the property has affects the subscription you need for that property.
FEATURES
This is how many features each property has. These are generally rooms, but we also use this for items such as keys and controls. You create your own template based on your property.
DETAILS
This is how many details each rooms has. These could be walls or carpets, appliances or furniture. You create your own custom template based on your room.
